Here's something most commercial property owners in Hamilton find out the hard way: a flat roof problem doesn't announce itself. Mod bit is asphalt-based roofing built up in multiple reinforced layers -- fiberglass or polyester mat, asphalt, repeat. Heavy-duty in a way single-ply membranes aren't, which matters if people and equipment are regularly on that roof. Torch-applied installation is common and effective when the crew handles fire risk properly. Plan on 15 to 25 years from a good installation.

Tar and gravel (BUR) is the old-school system you'll find on older Hamilton warehouses and industrial buildings. Multiple layers of bitumen and felt, gravel on top. Not what most contractors specify on new builds, but existing BUR roofs that have been looked after can run for decades.

Getting drainage right means drains that are actually sized for the roof area, tapered insulation that builds slope where the structure doesn't provide it naturally, and flashing that's detailed properly at every single penetration.
